How specifying the wrong window system for your climate zone leads to condensation complaints, hardware failure, and expensive callbacks — and what the best builders do differently.


Every year, Australian builders lose thousands of dollars to a problem that’s entirely preventable: specifying windows and doors that meet the letter of AS2047 but fail the reality of their climate zone.

It’s a Tuesday afternoon. You’re on site in Brisbane’s western suburbs. A shipment of sleek, powder-coated sliding doors arrives — the same model you’ve used successfully on three Melbourne projects. Six weeks later, the client calls. Condensation pools on the living room floor every morning. The doors swell. The hardware starts sticking.

What went wrong?

The doors met AS2047. They passed air infiltration and water penetration tests. But they were specified for a temperate climate — not for subtropical Queensland, where summer humidity sits above 80% for weeks on end and afternoon storms dump 50mm of rain in an hour.

Australia Has 8 Climate Zones. Your Product Probably Thinks There Are 2.

The National Construction Code (NCC) defines eight distinct climate zones across Australia. Darwin (Zone 1) and Hobart (Zone 7) might as well be on different planets. Yet the industry still largely thinks in binary: “coastal” or “inland.”

The reality is far more nuanced:

A window system performing brilliantly in Zone 5 can fail catastrophically in Zone 2 — not because of manufacturing defects, but because the specification never accounted for the actual environmental load.

The Three Numbers Your Spec Sheet Is Missing

Most builders check three things when specifying aluminium windows: price, delivery time, and AS2047 compliance. All important. None sufficient.

The three numbers that actually predict real-world performance in your climate zone:

1. Condensation Resistance Factor (CRF)
Not on the standard test report. But in humid zones, it’s the difference between dry interiors and mould on the architraves. CRF below 35 in Zone 2? You’re buying callbacks.

2. Specific U-Value by Orientation
A U-value of 4.0 might satisfy NCC minimums, but a north-facing glazed wall in Zone 6 with U-4.0 windows loses 40% more heat than the same wall with U-2.2 thermally broken units. The NCC sets a floor, not a target.

3. Cyclic Corrosion Test Rating
Standard salt spray testing (AS 2331.3.1) tells you how hardware performs in a lab. Cyclic corrosion testing (wet/dry cycles with UV) tells you how it performs after three Darwin wet seasons. If your supplier can’t provide this data, you’re gambling.

What the Best Builders Are Doing Differently

After working with over 100 Australian projects across four climate zones, here’s what separates the projects we never hear back from and the ones generating callback invoices:

They specify by climate zone first, product series second.
Before selecting a window series, they establish the zone’s dominant environmental stress: Is it water? UV? Thermal transfer? Corrosion? The product follows the priority list — not the brochure.

They require test data, not just certificates.
An AS2047 certificate confirms the system can meet minimums. It doesn’t tell you the actual test values for your specific configuration. A window that scraped through Class 3 water penetration and one that achieved Class E750 look identical on paper — but perform completely differently in a Perth winter storm.

They treat thermal breaks as standard, not an upgrade.
Thermally broken aluminium framing adds roughly 12-18% to the window package cost. But in Zones 2, 6, 7 and 8, it reduces heating and cooling loads enough to pay back the difference within 3-5 years — faster when you factor in the growing number of clients demanding 7-star NatHERS ratings.

They think about condensation before installation.
The single biggest source of post-installation complaints in humid zones isn’t leaks — it’s condensation. And in 90% of cases we’ve investigated, the fix isn’t replacing the window. It’s improving sub-sill drainage, adjusting the reveal, or specifying a warm-edge spacer — all things that cost nothing if designed in, and thousands if retrofitted.

One Simple Rule

If you take nothing else from this article, take this: ask your supplier what climate zone they tested in. Not what’s on the certificate — what actual environmental conditions the product was validated against. A supplier who can’t answer that question directly is a supplier who hasn’t thought about it.

The gap between a compliant window and a performant window is your climate zone. Close it before you order, not after you install.
